Prudential Arizona Properties Associate Margy Eatwell Sells

Dinosaur Park in Holbrook

 

Gilbert, AZ – July 2007 – Prudential Arizona Properties REALTOR® Margy Eatwell knows what it means to go the “extra mile” for a client. 

 

Driving 500 miles roundtrip to Holbrook from the company’s Gilbert office on occasion, Eatwell guided her client, a family estate, through the recent sale of Dinosaur Park.  The park, an assemblage of Holbrook parcels situated on 4,200 acres listed at $10 million and ultimately sold for $7 million to the Phoenix-based development group, Boa Sorte Group.  Halfway between Flagstaff and Albuquerque on I-40, the property was best known to date for the massive concrete dinosaurs that served as landmarks for a prehistoric park and self-guided tour.  The Northeast Arizona property also includes additional acreage across the freeway and adjacent to Holbrook Airport.

 

Of the unique listing, Eatwell says: “… (My clients) envisioned a huge theme park at one time.  They were going to have rides and people would drive through and have picnics and such and it never quite came to full fruition.”

 

Eatwell says her clients began to accumulate land for Dinosaur Park in the early 1980s after spotting the property by plane while flying overhead.

 

The sellers, whose identity Eatwell requests remain private, contacted the Gilbert REALTOR® after noticing her many Prudential Arizona Properties land listing signs in and around Northeast Arizona.  Initially offering her two smaller listings – a 254 acre parcel outside Winslow and later a listing on the Grand Canyon’s South Rim with mine rights – the family ultimately entrusted Eatwell with Dinosaur Park. 

 

As to marketing the property, Eatwell comments that she had to ‘think outside the box.’  Eatwell says: “I knew that because it was a unique property, it would require unique marketing…I created brochures and I then assembled photos, plat maps, all of the demographics of the area, a virtual tour and a CD Rom.”

Although Eatwell requests that the terms of her commission remain confidential, she acknowledges that her clients were “very generous.”

 

When asked to provide advice to agents seeking success in land sales, Eatwell cites the creation of lists of potential buyers, talking to locals and even pitching specific-end uses, such as a designer outlet mall.  She modestly adds: “It was actually a bit of a fluke getting my first listing up there (near Winslow).  From there, I really worked to penetrate that market and obviously it paid off.”
